Woda Cooper Companies, Inc. and its affiliates are experienced developers, general contractors, and property managers specializing in the design, construction, and management of affordable multi-family apartments, senior communities, and single family homes. Considered leading experts in the affordable housing industry, the Woda Cooper team is known for producing and maintaining high quality affordable housing. Founded in 1990 with Woda Development and Construction, Inc. Woda Cooper currently has approximately 330 properties and 16,000 units and operates in 17 states located in the Midwest, Northeast and Southeast regions of the country. Since its founding, Woda Cooper have continually evaluated and researched new markets to help ensure the availability of newly constructed or renovated affordable housing (LIHTC) units for workforce families and seniors. We acknowledged this milestone last week—adding an all-company event to our annual senior leadership seminar. Getting hundreds of our amazing coworkers in one place made for a memorable week of learning, laughing, catching up, and meeting new people.   • It was a pleasure and honor to show Ohio District 3 Michele Reynolds three of our properties in central Ohio last Friday. We visited Wendler Commons in Columbus, The Enclave on Main in Whitehall, and Everts Hill Senior Living in Circleville. Senator Reynolds serves on the Ohio Housing Finance Agency (OHFA) board and is keenly aware of the need for affordable housing and our engagement in creating effective new housing options.  At the tour she expressed she was impressed with the size and quality of the apartment units and how nice the community spaces looked at each property. She also spent a great deal of time interacting with our residents which was great to see. Thanks to Senator Reynolds for her interest in affordable housing! We also appreciate Jeffrey Woda and our team for hosting this important visit. One of the highlights at the Everts Hill tour was a special recognition that Senator Reynolds and Mr. Woda gave to Mr. Nelson Speakman, the property’s longtime Service Technician. He is one of the longest tenured employees at the company and has done an outstanding job taking care of the property.   • Woda Cooper Companies, Inc. joined with representatives of the City of Wilson, representatives of the NC Housing Finance Agency NCHFA and Truist, plus many other supporters and partners, on August 19, 2025, to celebrate the opening of Pender Crossing, a 48-unit affordable apartment community for residents earning up to 40% 50%, and 60% of the area median income. Pender Crossing provides 18 one-bedroom, 18 two-bedroom apartments, and 12 three-bedroom apartments, including five units with adaptations for those with mobility challenges and one unit with features for those sight/hearing disabilities. We thank the City of Wilson who lent its support to Pender Crossing by providing a favorable long-term ground lease and stepping up with excellent service throughout the entire development   The Housing Authority of the City of Wilson supported the development with rental assistance for 25 residents.  We also thank Security Bank & Trust for the perm loan.     This week at the Grand Opening of Pender Crossing in Wilson, NC, we were so excited to host the big turnout of community leaders, supporters, and partners including NC Housing Finance Agency and Truist Bank.  A special and heartfelt part of the program occurred when Construction Project Manager Seth Berry thanked the City of Wilson for its excellent efforts to support the construction process.  “Every department from the power company, engineering, zoning, the fire marshal’s office, and the building department went out of their way to help us. It was a pleasure working with everyone involved," he said. Mr. Berry also introduced the audience to the “Three Guys Under a Tree” who the construction team referred to as the "A-team of third party supervisors." The Three Guys are longtime friends that met almost daily for a year under a tree across the street from Pender Crossing to socialize and watch progress at the site.  Mr. Berry said that the site's Superintendent James Baker believed their presence helped establish Pender Crossing in the neighborhood. "We had no vandalism, theft or other issues here," said Mr. Berry.   The Three Guys -- Thomas Purdie, Jerome McNair, and Cordain Dancy -- were often joined public health worker, Lucy Cruz, who works with Dancy to operate a mobile public health testing unit nearby. What a great community! We'll post more highlights later today.

    CEO | Executive Leader | Bringing People Together to Accomplish Big Things

    Back in the winter, I did a series of posts of what Gen Z college students are experiencing in the job market. Specifically, my son Michael Ledbetter’s efforts to secure an essential internship at the end of his junior year in the business program at Michigan State. He is studying data management, believing that in a fast-changing world of AI, those systems thrive on data and that could be a good strategy for dodging the huge economic disruption coming on the horizon. After dozens and dozens of online applications without response, my network responded with a deluge of great suggestions and leads. As it turns out, one of those suggestions panned out into a summer internship — Woda Cooper in Columbus, Oh. Thank you Chris LaGrand! Michael was chosen among 2,000 applicants. Woda builds multi family housing for the economically disadvantaged. When one thinks of these kinds of residences, you picture things like the projects in Chicago with intimidating structures and huge crime problems. What Michael found instead was a company thriving by building beautiful homes and communities that low income folks can be proud of too. Michael’s role was to collect essential data the company needed to site their next big investments around the United States. He learned a ton about the inputs that go into decisions like that, and where to find and aggregate such information. He also learned about how to make valuable relationships with fellow interns and permanent employees. Michael also learned that he’s a great personality that brings employees together to make a great cohesive workplace. Most importantly, he learned what a great values-based company Woda Cooper Companies, Inc. is. They really take care of their people, run a fantastic internship program, serve an important societal mission, and make business decisions for the right reasons. Michael’s apartment lease ends at the end of the month, so he’ll finish out his final couple of weeks remotely before heading back to MSU to finish his senior year. What advice do you have for Michael as he completes his final year of college and looks for permanent employment? I’ve attached a pic of him with some of the interns at an outing this summer, the first day I dropped him off in Columbus with a celebratory drink, and his last day of school last year. What a great summer he’s had! Thank you to all those who helped him in his journey.

    We were proud to join with Vorys, Sater, Seymour and Pease LLP law firm to co-sponsor the Ohio Women's Affordable Housing Network (OWAHN) networking happy hour for affordable housing professionals. The July 17 event was designed to provide engagement and connections for attendees and  help those in need in the Columbus area community. Guests were asked to donate to the Driven Foundation’s school supply drive. Woda Cooper Companies, Inc. answered the call with a donation of 200 notebooks! Guests enjoyed flowers from Petals that Inspire, LLC a place for people to flourish through working with flowers! Another highlight at the happy hour event was a presentation by Isabella Karagheuzoff, a development intern at our company, who spoke on OWAHN’s new Emerging Leaders Cohort program to support early and mid-career professionals. She is shown in the top photo at far right, with Morgan Akers (left) and Mariana Cortes (center). The happy hour was a great chance to support a great cause and engage with other affordable housing professionals! Other group photo includes Maia Cooper of Woda Cooper Companies, Danielle J.     The rebirth of Starling Yard happened through careful planning by our development team and the Franklinton Development Association, meticulous historic research and reference, excellent design work by the development's architects at PCI Design Group, Inc., an exhaustive search for materials to enhance the building’s historic architecture, all culminating in expert craftsmanship and methods led by our construction team. The school building now contains 45 new apartments which anchor a campus of 97 total affordable homes. There are 52 additional units in two new complementary buildings next to the school. Central in making the historic adaptive reuse possible at Starling Yard were the Ohio Historic Preservation Tax Credits awarded by Ohio Department of Development, as well as federal historic tax credits awarded by the National Park Service. We were honored that ODOD Director Lydia Mihalik could join Starling Yard's July 8 Grand Opening as a key speaker to share highlights of the building's grand history and vital new role to provide housing for those who need it. “For more than a century, West High School has been a cornerstone of the Hilltop neighborhood—inspiring students, uniting families, and instilling pride in generations,” said Mihalik. “By reimagining this historic space as safe, affordable housing, we’re carrying that legacy forward and helping people build a future right here in Ohio.” Read more about the details of the historic adaptive reuse. https://lnkd.in/gSFV-siK
