  • A Guide to Understanding Glazing System Maintenance - in under 60 seconds! Q: Why should glazing system maintenance be a priority? A: Window and door openings are the most leakage-prone parts of your building facade. Maintaining glazing keeps your building watertight, energy-efficient and avoids costly interior damage over time. Q: How often should glazing systems be inspected? A: Conduct visual inspections around glazing framed edges, especially sills and corners, at least every 5 years (or more frequently if issues are suspected). Q: What visible signs indicate sealant failure? A: Look for cracks, voids, missing sections, discoloration, blistering, or adhesion loss in the sealant beads. Q: How do degraded gaskets manifest? A: Gaskets can become brittle, chalky, or pop out of their tracks. These are signs they have lost compression or bond and likely need to be replaced. Q: What’s the correct way to replace old sealant? A: Start by removing the damaged sealant completely. Clean and, if necessary, prime the joint. Next, apply the new sealant and tool it neatly for a smooth finish. Check adhesion after it cures. A: Try the two-rag method: use one rag soaked in isopropyl alcohol (for silicone) or xylene (for urethane) to clean the surface, then immediately follow with a dry rag to wipe it clean. This ensures the surface is properly prepped for new sealant to bond effectively. Note: A primer may be required, depending on the condition of the substrate.     ⛔ Is Your Floor Hiding a Bigger Problem? Corrosion in reinforced concrete affects reinforced concrete slabs, especially in car parks, basements, industrial floors or warehouses, where the flooring system sits directly on. Here is how corrosion progresses: 🔹 Stage 1: Looks can be deceiving Everything looks fine but external factors like chloride is already sneaking in. No visible cracks yet but damage is just a matter of "work-in-progress". 🔹 Stage 2: Corrosion begins Small cracks and reddish stains may appear. That “rusty” discolouration is a sign your steel inside is beginning to corrode. 🔹 Stage 3: Surface starts breaking down Rust expands inside, pushing the concrete apart. Chunks may start falling off, which is a clear sign of internal damage. 🔹 Stage 4: Structural exposure The steel is now fully exposed. Without protection, the floor has now become a structural concern. Don't wait!
