    I've been thinking about this conversation for days. I sat down with Neal Collins, founder of Latitude Regenerative Real Estate and Hamlet Capital, former Peace Corps volunteer, and one of the more original thinkers I've come across in a long time, to talk about something called regenerative real estate. When I first heard that phrase I had no idea what it meant. By the end of our conversation I was convinced it might be one of the more important ideas in circulation right now. Here's the thing that got me: We talk about community constantly. It's in every brand deck, every neighborhood marketing brochure, every civic initiative. And yet the way we actually build places – garage-facing streets, car-dependent subdivisions, human habitat completely separated from natural habitat, – systematically destroys the conditions that make community possible. Neal's argument is that this isn't just a cultural problem. It's a design problem. And design problems have solutions. He's working on those solutions through his businesses which are building the financial infrastructure to fund agrihoods, conservation communities, and farm-integrated neighborhoods, places designed around human thriving rather than just return on investment. And his point is that those two things don't have to be in conflict. This episode is for anyone who's ever driven through a suburb and felt that low-grade sadness they couldn't quite name.
